The Question Most Buyers Should Ask

Most buyers start by asking to see Lakewood Ranch generally. What they don't always realize is that Lakewood Ranch is made up of distinct villages, each with its own personality — and Waterside, one of the newest, has a character all its own.

So the real question usually isn't "is Waterside good?" It's "does Waterside fit me better than another village nearby?" That's a different question, and it deserves a more specific answer.

You'll Probably Love This Community If...

  • You want to look out at water, not just live near it
  • You value a walkable town center, dining, and events just steps from home.
  • You like the idea of kayaking or paddleboarding without leaving the neighborhood
  • You'd rather buy new construction with a contemporary, open floor plan
  • You want the energy of a newer, still-growing community
  • Farmers markets, outdoor concerts, and community gatherings genuinely appeal to you

It May Not Be Your Best Fit If...

  • You want mature trees and established landscaping — Waterside is still a newer, growing village
  • You'd prefer more land or privacy over a walkable, closely-built town center feel
  • Being near ongoing construction, even at a distance, would bother you
  • You want to walk to the beach — Waterside is inland, roughly 30–40 minutes from Gulf beaches

If any of these give you pause, that doesn't rule out Lakewood Ranch entirely — it may simply mean a different village is worth a closer look.

What Life Is Really Like

Life here tends to center on the water and on Waterside Place itself — the lakes, the trails that wrap around them, and a town center that hosts outdoor concerts, seasonal festivals, and farmers markets throughout the year.

Many residents find themselves outside as often as they're in the house — grabbing coffee, walking the lake path, or just being somewhere with people around. It's a more social, more walkable rhythm than a typical suburban neighborhood.

Homes & Neighborhoods

Searching Waterside homes for sale, you'll find neighborhoods built by several of the area's leading builders — maintenance-free villas, spacious single-family homes, luxury residences, and custom homes in select sections.

Because the community is still growing, buyers often have a genuine choice between new construction and recently completed homes with today's most popular finishes — something that's harder to find in more established Suncoast neighborhoods.

Location & Convenience

Waterside provides convenient access to:

  • Waterside Place, right within the community
  • University Town Center (UTC)
  • Downtown Sarasota
  • Sarasota-Bradenton International Airport
  • Shopping, dining, healthcare, and everyday services

It's a reasonable drive to Sarasota's beaches, while still giving you the day-to-day convenience of a thoughtfully planned inland community.

Things to Think About Before You Decide

  • Is a walkable town center something you'd actually use, or just something that sounds nice?
  • Do you enjoy community events and an active social atmosphere?
  • Would you rather purchase new construction or an established home with mature landscaping?
  • How important are water views and outdoor recreation, day to day?
  • Do the HOA fees and community amenities align with your lifestyle and budget?

Many buyers begin their search by asking to see Lakewood Ranch. As we explore the area together, they often discover that the individual villages each have their own character — and Waterside is a great example.

Some buyers are immediately drawn to the waterfront setting and the energy of Waterside Place. Others discover that another village fits their lifestyle better once they see it in person.
